DESIGN SERVICES

INTRODUCTION

The Back To Front Design Experience starts here! (a client's quote) Since 1999 we have been providing discerning clients with a personal and consultative design service for external as well as internal remodelling and alterations.

If you have liked the tiny selection of examples on the Gallery, you will have a flavour of what we set out to achieve - lovely homes fit for modern living and satisfied clients! Whilst we are fortunate to have a very strong demand for our services and there may be a slight wait for a start date but once we have started the design process time is spent to ensure attention is paid to all aspects of the the scheme and our client's needs and turnaround is often only four to six weeks (approximately). As a result we offer a very special specialist service but it's not a budget service!

Each client's requirements and property is unique and accordingly we are happy to provide you with a quotation by Email for your design brief once we have sufficient information. SITE VISIT AND RE-MODELLING DESIGN SERVICE

Initially, in order to provide a quote we need some clear photos and a brief outline of what you hope to achieve. We will reply by email and detail our service and quote you. Once this has been accepted, the process starts by an appointment to visit you at the property to discuss design options and the potential of the property. At the design meeting we will take photographs and thoroughly familiarise ourselves with the house and from the information gained at this visit we produce initial design drafts and seek your feedback on them. We then work up the proposals into a final design in the form of A3 perspective colour concept visuals for each elevation. These visuals illustrate the potential that we can see in your house so that you can see it too. They are invaluable for showing to neighbours, planners, builders etc. N.B. Visuals should not be used as a basis for construction. If drawings are going to be needed for builders we need to quote for a more comprehensive service including a measured survey, so we can draft up scale drawings. We will travel anywhere and will quote as appropriate.

Where flights, car hire, airport parking, and hotel accomodation is involved we charge these at cost.

POSTAL DESIGN SERVICE

This service is ideal for clients beyond economic travelling distance of Farnham, Surrey, where we are based. Good colour photos (prints or good emailed photos with a clear unobstructed view of the elevations concerned) are necessary and a summary of your requirements.

Your photos will form the basis of A3 size perspective colour concept visuals of the elevations to be re-designed. Two A3 colour visuals are produced of each elevation, one with notations (giving brief detail of individual suggested design changes) and one plain and mounted. These visuals will give you a realistic picture in perspective, of how your house could look. NB. Visuals should not be used as a basis for construction.

Please note that each elevation will require a separate visual, as it is not possible to illustrate the front and rear of a property on the same visual. NB : We cannot provide visuals to include extensions that are not yet built, unless you have scale elevation and plan drawings available for our use.

We will quote by email for this service once we have received pictures of the house and your brief outline of what you are hoping to achieve.

DESIGN AND PLANNING including FULL DIGITAL MEASURED SURVEY SERVICE

IIf planning permission is required for extensions and re-modelling, the full design and planning service includes the remodelling service (described above). A measured survey of the plot, plan and all elevations will be undertaken. In addition a topographical survey is undertaken for sloping sites. After a process of consultation we submit draft options for your consideration. We fine-tune as necessary and work up planning drawings, which are submitted to your local planning authority when you are happy with the scheme. We also include A3 colour concept perspective visuals with planning applications, which help planning officers see what we are setting out to achieve. We also draft up 3D visualisations and "walk throughs" which will enable you to see how the interior and exterior will work and look. Our fee for this service depends on the scope of the design brief and we will be happy provide quotations by Email once we have seen photographs of the house and discussed your requirements.

BUILDING REGULATIONS etc Package Of Work

Construction Drawings; Structural Calculations and Design; Schedule of Works; Design Intent Drawings; Service Plans; Site Arrangements, Tender Process; Site Inspections; Project Management; Associate Contractor

Back To Front provide a much more comprehensive package of work than a basic Building Regulations application requires. This is because we know that the extra elements are needed to ensure the very best chance of a satisfactory construction phase. These services are quoted according to the scope and location of the project.

STUDIO CONSULTATIONS

This service is available by appointment for Prospective Clients who would like to discuss their property and feasibility of the proposed scheme. We also help House Hunters - where we will give you a quick indication of suitability for extending or remodelling if you call into the studio, or email the Estate Agents details and your budget & requirements.

Well Designed windows make all the difference to your house, so we care greatly about this costly item and provide a F-O-C Window and Door Spec and Detailing Service - see Windows tab at the top of the page.

Studio Open Times 09.30 to 18.00 Monday to Friday. Saturday Closed but we can open by arrangement.

WHAT TO DO NEXT?

If you would like to use our design services, to help us respond to your enquiry please follow these simple steps:
  1. Take several photos of your house and the elevation/s in question
    1. When doing this please remember that we have not seen your house and a picture tells a thousand words! Stand back and try to capture each complete elevation in one photo but if this is proving difficult take several photos carefully from one position (turning like a camera on a tripod!)
    2. If the house is an urban location please also take a picture of your neighbours either side of you, this will help us to understand how much space there is and your streetscape.
  2. Use the ENQUIRY TAB above or the link below, complete the form and attach your photos and send. PLEASE PHONE US to let us know your enquiry is on it's way and we will look out for it.
  3. In the email please write your 'wish list' of what you are hoping to achieve and a rough idea of your budget.
  4. When we have received your photos and information we will look at the possibilities and then make contact with you to discuss it with you before quoting.
